A 229 room One&Only in Dubai’s Za’abeel district, opened in January 2024 in a two tower building joined by The Link, a cantilever 100 metres above the ground that holds its restaurants. Its largest room is the Solar Ballroom, 857 square metres under a 9.2 metre ceiling, for up to 700 theatre or 500 at banquet. A second ballroom, Stellar, takes 200 at banquet and has a terrace, and there are six meeting rooms.
It reaches shortlists for a gala dinner, a product launch or an incentive that wants a city resort with every guest under one roof, with pools, gardens and the dining in The Link for the social program. What it will not do is a plenary above 700 in one room or an exhibition floor.

The event floor
Two ballrooms, six meeting rooms and a ground floor plaza. The Solar Ballroom divides into three and the Stellar Ballroom into two, so a conference can run its plenary, breakouts and dinner on one floor plan.
Accommodation
229 rooms and suites, 51 of them suites. Za’abeel Rooms are 50 to 60 square metres and Grand Za’abeel Rooms 75 to 84, with suites from 105 square metres up to the 755 square metre Villa One penthouse.

Bigger rooms in Dubai
The Solar Ballroom seats up to 500 for dinner, so a larger plenary moves to the Dubai World Trade Centre, read on 23 September 2026. Each figure below is read from that venue’s own published material. This is not a survey of the whole Dubai market, only the rooms we checked to make sure nothing on this page overstates the building.

Recent changes
The restaurants have changed since opening. The hotel’s site today lists restaurants that are not in its July 2025 meetings brochure. If a dinner in one of them is part of the program, check it against the current list before it goes to a client.

What size event can it hold?
The Solar Ballroom, 857 square metres with a ceiling of 9.2 metres, is the largest room. The hotel’s chart gives it 600 to 700 theatre, 460 to 500 at banquet on rounds of ten, 368 to 400 cabaret and 234 to 288 classroom. It divides into three rooms of about 270 square metres, each for 180 to 200 theatre or 120 at banquet.
Is there a second ballroom?
Yes. The Stellar Ballroom, 417 square metres with a 4.3 metre ceiling and a terrace, takes 220 to 250 theatre or 200 at banquet, and divides into two rooms for 180 theatre or 100 at banquet each.
How many meeting rooms are there?
Six. Zenith A and B open into one room for 60 theatre, 40 at banquet or 32 cabaret, or work as two rooms of 30 theatre. Synergy and Vision take 30 theatre each, and Discovery and Orlay 24 theatre each.
How many guest rooms does it have?
229: 178 rooms and 51 suites. Rooms start at 50 to 60 square metres, suites at 105, and the Villa One penthouse is 755 square metres. That is enough to sleep a full ballroom dinner on site.
